The winter real estate market looks to be mild and warming this year, despite the cold autumn of the last 3 months.Sales Market
Sales are slowly warming as confidence returns. We are seeing buyers come through our open homes and there has been good competitive bidding at our auctions of late. Auctions are identifying the buyers and the price that they are prepared to pay for properties and allowing us to negotiate a sale either under the hammer or just after.
Price growth has not been what it was, which is resulting in a gaps between what buyers are prepared to pay and sellers are willing to accept. What sellers are not realising is that when they sell and start to look around they will also benefit of the lower price growth, finding good value.
Rental Report:
There are more rental properties on the market. A quick analysis of apartments in Q1 and Circle on Cavill shows that from the end of April to now, the number of apartments available for rent has doubled. In Circle on Cavill, there were only three 1+1 bedroom apartments in available in April now there is twelve.
The story in 2 and 3 bedroom apartments is not much better, Q1 had six available in April and now there is sixteen. Simply put stock that has not sold has hit the rental market. The positive signs are that the sales environment is improving and some of this stock will move back to being sold.

Like a pendulum properties are moving between holiday let, permanent let and for sale. Equilibrium is retuning to the market.
